Students beware! While the balcony and terrace views from this building are amazing, there are a multitude of problems that we faced while living on rent in this apartment complex for over 1 year. Although the rent rates at Aswani Sunshine are cheaper than all other apartment complexes in and around Azim Premji University, you'll end up paying more because of the basic access issues here. Don't be fooled by the positive reviews on Google; I believe they are all by flat owners who are looking to lure tenants. I am listing below all the problems of living at Aswani Sunshine based on my experience:
1. Frequent power cuts & no power back-up: BESCOM's infrastructure in this area is really poor and there are frequent unscheduled power cuts. Although Bengaluru is infamous for its power cuts in the entire city, it takes way longer than usual for power to be restored at Aswani Sunshine. There have been days when it took them more than 24 hours to restore power, and as a result, the water supply in the building was cut off as well.
2. Chaotic ways of collecting maintenance charges: The maintenance charge is collected by one person in the complex who misbehaves with everyone and talks like an extortionist. They say that they have created a bank account just for the building, but there's very little transparency in terms of who is in-charge of the account and how it gets utilized. The basic maintenance works in the building are also done in an inconsistent manner. At one point, a representative of Aswani Properties took charge of collecting the maintenance and failed to do the job well. As a result of that, the contracted security company was not paid and the watchmen left due to non-payment of his wages. They have managed to bring the security service back to the complex now, but then they raised the maintenance amount to make up for the rest of the flat owners who refuse to pay their share. It's quite terrible.
3. Located in the middle of nowhere: You'll see what I mean when you visit the place. It is literally in the middle of nowhere. Getting a taxi or rickshaw through Ola/Uber is almost next to impossible on a regular day. Even if you manage to find the number of a rickshaw owner and arrange for transportation to and from the university, it will cost you minimum of ?100 one way for only 2.2 kms. Better to find a place closer to Sarjapur circle.
4. Beware of landlords & brokers who cheat: One particular home-owner at Aswani Sunshine also does brokering here. Beware of him because he'll talk to you like he is protecting the interests of tenants but actually does the opposite behind your back while talking to the landlord. We lived at C2-102 and the landlord of the flat attempted to cut a whopping ?20k from our deposit amount with dubious claims. We showed him receipts for all the payments up to date. Then we had to remind him of the cuts we made to the rent were all communicated and agreed upon (1. Because the washing machine--which was already in a terrible state when he gave it to us--stopped working; 2. We told him to bear the charges of the maintenance anything over and and above ?930, which was standard rent when we first moved there), but he kept denying and went back on his word. Even when we brought in the broker--who suggested it in the first place--to talk to him about it, the landlord still cut ?7k from our deposit amount unreasonably when there was no painting clause in our rent agreement. We had maintained the flat clean and intact, and yet he made it seem like he was doing us a favour by giving us our money back. We even left our stove and gas there among other items. Landlords like him take advantage of students. 5. Fraudulent claims about amenities: This website claims that there are elevators, waste disposal, club house, maintenance staff, swimming pool and sports facility. None of these amenities exist. The elevators have not been constructed yet. In the name of a swimming pool, there is a huge dirty concrete ditch that becomes a breeding ground for mosquitoes. There is no fix maintenance staff and regular maintenance work of cleaning the building is done very haphazardly. The waste disposal system is a joke.
