Delhi-NCR Real Estate Booms with 29 Land Deals in FY24, Gurugram Leads the Pack

Delhi-NCR has emerged as a key region for real estate investments, with land deals playing a pivotal role in its urban and infrastructural development. According to a report by ANAROCK, Delhi-NCR recorded 29 land deals in FY24, encompassing 314 acres, marking a sharp rise from 23 deals over 273.9 acres in FY23.

Residential Projects Dominate Land Deals

Out of the 29 transactions, 26 deals focused on residential and township projects, covering approximately 298 acres. Notably, two parcels exceeding seven acres each were allocated for commercial purposes, while 8.61 acres were secured for an education project.

 

Gurugram Takes the Lead

Gurugram led the region with 22 deals, followed by Noida (5) and Greater Noida (2). Faridabad and Delhi witnessed limited activity, with one deal each. Prominent developers like DLF Homes and Signature Global drove the momentum, acquiring 29 acres and 25.75 acres, respectively, for residential projects in Gurugram.

Prominent deals include Prestige Group’s acquisition of 62.5 acres in Ghaziabad for a township project and DLF Homes’ purchase of 29 acres in Gurugram. Other significant acquisitions include Signature Global (25.75 acres) and Godrej Properties (14.8 acres) in Gurugram.

 

Deepinder Goyal’s Exclusive Delhi Deal

Among individual buyers, Zomato CEO Deepinder Goyal made headlines with the acquisition of 5 acres in Delhi's Dera Mandi village for INR 79 crore. Purchased in two transactions, the deal highlights the region’s appeal for both corporate and personal investments.

Sectoral Focus of Deals

Residential projects accounted for the bulk of the deals (26), with commercial projects (3) and township development (1) forming the rest. A notable Q1 2024 deal allocated land for an educational institution, showcasing the region’s diverse real estate landscape.

 

Prestige Group Leads with Largest Acquisition

The Prestige Group secured the largest land parcel of 62.5 acres in Ghaziabad for a township project. Other major buyers include Experion Developers, which acquired 19 acres across Gurugram, and Signature Global, which dominated residential acquisitions.
