Step 1: Visit the Official Website
The property owners who want to register their property online need to visit the official web portal. For West Bengal land registration, visit www.wbregistration.gov.in and start the property registration process.
Step 2: Fill up the e-requisition Form
The e-requisition form is filled up for market value assessment, registration fee, and stamp duty. The process of filling the e-requisition form is listed below:
- In case you are a new user, you have to fill in the necessary details of the new requisition form. But, if you are already a user, you can simply log in and complete the form by filling in the pending details of the requisition form.
- If you are a new user, you will be first directed to the guideline page where you need to go through the rules, terms, and conditions. It helps in avoiding any error while filling up the assessment form.
- After reading the terms and conditions carefully, select on ‘Read and Please Proceed.’
- The new users have to fill three forms for wb land registration.
- The first form will be ‘Application and Transaction.’ Here, the user needs to fill in the applicant details, details of the property, and the transaction details, and save the form.

- After completing the details of the seller and buyer, you will be redirected to the last form in which you have to fill the details of identifiers or witnesses.
- In the next screen, you have to fill in the property details like area, land use, local body, district, and more, and again save the form.
- On the final screen, you have to choose a suitable registration office where you want the deed to be registered. Select the office and generate a query number. The query number must be kept secure as it will be used while you pay stamp duty online.
Step 3: Payment of Stamp Duty and Registration Fee
In the third step, you have to pay the stamp duty as well as registration fee online.
- After you have completed filling the e-assessment form, you need to go back to the home page of the web portal.
- Then select the stamp duty payment option.
- Write the query number and the query year.
- You need to fill in the bank details of the buyers, in case there is any refund that is to be credited.
- You can then submit the details.
- A pop-up will appear, which will redirect you to the payment portal of e registration wb.
- Choose the option of ‘Payment of Taxes and Non-Taxes revenue.’
- In the department category, select the ‘Directorate of Registration and Stamp Revenue’ and then select the service of ‘Payment of Stamp Duty.’
- Fill in all the details like the depositor’s name, query number, and all other necessary information. Then you can proceed with the details of the payment and amount.
- Verify and confirm all the information and category that you have mentioned in the form.
- Make the payment of stamp duty and registration charges in West Bengal for your property through net banking. Make sure to note down and save the government reference number carefully for future use.
- Then return to the home page of the web portal.
- You need to take an appointment for registering the deed by entering the query number and the query year.
Step 4: Deed Verification
After the completion of online application filling and payment of stamp duty as well as registration charges, your property deed needs to be verified by the registration office. For deed verification, the following steps are to be followed:
- A concerned authority of the registration office will then verify all the details that you have mentioned in the online form. Make sure to carry all the original documents along with their attested photocopies.
- Your deed will be then scanned, and your signature, as well as fingerprint, will be captured.
- On successful verification of your application, your deed, which is digitally signed by the registrar office, will be delivered to you.
