The long-awaited 66km Peripheral Ring Road (PRR) project, connecting Hosur Road and Tumakuru Road, has gathered some momentum due to a push from the Government. The Bangalore Development Authority (BDA) on Sunday floated a tender to hire consultants to come on board for preparing a feasibility report as well as a detailed project report.
The project aims to divert heavy vehicles entering Bangalore city, and it will be an elevated corridor in its new avatar. An elevated corridor will lead to multiple benefits. The commuters will have easier transits with 20 lanes (10 above and 10 below). Also, there will be less land that will have to be acquired, thereby reducing the project cost by about 40%. Technical proposals will be sought in the first week of November to finalize the bidders.
The project will provide seamless connectivity between Tumakuru and Hosur Road passing via Ballari Road and Old Madras Road. Since the plan is to link it to the NICE corridor, a seamless drive around the city will become a reality, instead of a dream.

Why is Peripheral Ring Road (PRR) important?
Because the Outer Ring Road is already very congested, movement of daily commuters has become quite difficult.The Peripheral Ring Road Bangalore will provide an alternative route to the commuters to reach the north side of the city from Electronic City, Sarjapur Road through Bellary Road and KR Puram. Also, while ORR, Whitefield is saturated and has a lack of ready-to-move good office space, Sarjapur Road real estate companies can stand to gain from the spillover demand. Previously, ORR had pushed the real estate market and prices in Bengaluru, PRR is expected to improve the prospects of the return more. While there is no clarity about funding sources, the total budget is estimated to be Rs 17,000 crore for which different business models are being considered. The Government is thinking of a PPP or hybrid annuity model where the developer bears 60 percent of the project cost while the Centre bears the rest. The project will attract more bidders because the government shares the financial risk.

Plans for Land Acquisition
Earlier, BDA had claimed that land acquisition would be done for a total of 1,920 acres for Phase I (width- 100 meters). In this 100 meters, 75 meters would be reserved for the main carriageway, six toll-free lines, and a 12-meter width median. The balance 25 meters would be kept for commercial developments and other essential amenities like electricity and water.

Benefits of PRR Bangalore
Phase I of PRR will integrate many national and state highways around Bengaluru like the Tumkur Road, Old Madras Road, Bellary Road, and Hosur Road. This will help in two aspects:
- Firstly, it will decrease the pressure on the Outer Ring Road (ORR) as PRR is planned outside of the ORR.
- Secondly, it would also promote real estate in Bengaluru as it is assumed that people would now prefer moving to the outskirts, as PRR would connect various outer areas to the Bengaluru city.
This will also help decongest the city a lot.

The Impact on Real Estate
Many localities of north Bengaluru like, Sarjapur Road via Bellary Road, Electronic City, and KR Puram, are established real estate destinations which have been facing extreme traffic congestion owing to the increasing population. The proposed ring road will come as a relief for the residents who would now find an easy and alternative route for commuting to their offices in these localities. The BDA will give double Floor Area Ratio (FAR) to property developers for 1.5 kilometers on either side of the road. Also, owners of properties would need to pay a betterment tax for properties that are located within a distance of 1 kilometer on either side. The estimated amount of tax collection is Rs 9,918 crore.
