I had the unfortunate experience of residing in Opera Canopus apartment, and I cannot emphasize enough how disappointed I was with the overall living conditions. The numerous issues plaguing this place make it impossible to recommend to anyone seeking a peaceful and comfortable home. 1. Poor Build Quality: The structural integrity of Opera Canopus is questionable. It’s apparent that corners had been cut during the construction phase. Cracks on the walls, frequent dampening of the walls, and poor quality doors and windows are just a few examples of the poor build quality. 2. Pathway Disputes and Neighbour Issues: Living at Opera Canopus feels like navigating a minefield of disputes with neighbors over the common pathway. The lack of clear demarcation has resulted in constant conflicts, police cases, frequent fights, making it an uncomfortable and hostile environment. 3. Inefficient Power Backup: The manual power backup at Opera Canopus is nothing short of a farce. During power outages, the backup system fails to provide adequate lighting. 4. Electrical Nightmares: Half of the electrical points in the apartment don't function, and despite numerous complaints to the builder and owners, no action has been taken. The poor quality of electrical work that seem to literally fall out of the walls is not only inconvenient but also poses safety hazards. 5. Water Seepage and Plumbing Woes: The walls of the many of the apartments have succumbed to water seepage, resulting in unsightly scaling of the cement and paint. Additionally, the parking area is a wet mess due to leaking plumbing pipes. It's disheartening to witness such negligence, as it not only damages property but also creates an unhealthy living environment. 6. Lack of Facilities: The promised facilities, such as a children's park and a gym, are nothing more than illusions. The children's park is barely usable, while the gym is filled with useless equipments. It's disheartening to pay such high amounts for amenities and maintenance. 7. Unfavorable Location: Opera Canopus is situated in an area devoid of greenery and plagued by dust, constant noise from marble griding shops and bike garages nearby. Absolutely no existence of greenery in the area makes it a regrettable choice for those who value a peaceful living space. 8. Major Vastu Deviations: Residents at Opera Canopus are unknowingly subjected to major Vastu deviations that can significantly impact their well-being. These deviations have been overlooked by the builders, and the repercussions are felt by those unfortunate enough to call this place home. In conclusion, my experience at Opera Canopus has been a nightmare. The combination of poor build quality, ongoing disputes, inefficient utilities, and the lack of facilities has made living here an absolute ordeal. Prospective tenants beware – there are far better options available than this ill-fated apartment complex.

Very disappointing experience with Opera Homes. Not a good apartment to buy your dream flat. They have used the cheapest material to construct. Cement use is very minimal. Floor/wall tiles has already coming out within 1 year. Plastering has started coming out of walls. Waterproof works are doing by waterproof experts in this building after every rain. You can check with any architect about the quality of the apartment. When had contacted the builder many times regarding pending works such as compound walls, play area, car parking allotments, they told it will be done after possession . But nothing happened even after 1 year of handover. Despite of continuous follow ups and couple of face to face meetings between us, landowners and builders’ status of matter remains open till date.

The major highlights of this project are completely fake. There are serious deviations which will affects the occupants in terms of safety and security. The open space doesn’t properly belongs to apartments. We are true sufferer now because of a wrong decision taken 2 years ago. How they received RERA, OC, etc. approvals remain unclear. Therefore, please don’t jump for the buy as we have done. Safety & Security 1/5 Even though gate and security is kept from our side, as a resident we feel unsafe irrespective of the floor we stay. There are no proper compound walls. As an alternative grills are kept Infront of the building that can only safeguards the cars. Build Quality 1/5 Below are signs of extremely poor build quality. Cracks of varying lengths (1 feet to 1.5 mtrs) on walls are very common in the flats. Water seepage on external walls is another common issue along with paint /air bubbles which destroys the look of the interior. Cracks on doors and door frames. Most of the works (plumbing, electrical, plastering) were done by unskilled workers who are unable to understand the problems and rectify it. Layout- 1/5 Even though we paid for the entire super build up area, we cannot completely use it because there is a 10 feet private road which was included in the project plan and never been highlighted. I would say it was to cheat the buyers by hiding. The private road is being shared by landowners and their relatives and even with their tenants. Amenities- 1/5 Children’s Play Area-Total play area which was shown during our purchase was 10 x10 feet’s (approx.). In reality half of the play area belongs to landowners relative. Water-There are 2 borewells in the project area. But one is being used by landowners for his building next to the apartment. It was revealed recently. Car parking lots are not properly planned. So it becomes very congested at various slots. Maintenance- 1/5 Very poor maintenance by Opera team. There are no timely resolutions. Maintenance charge will really increase in future because of the poor build quality and cheap materials. Area and community- 1/5 It is not a proper gated community project as there is a 10 feet’s shared path way Infront of the apartment .Random people walk in , smoke and park the vehicles around the apartment etc. creates countless nuisances. So it doesn’t give healthy and peaceful living. Resale Value- 1/5 There will not be good resale value also for this apartment because of above mentioned issues. Therefore, we would give only 1 rating for this apartment.
